About us
HOPE Housing is a not-for-profit fund manager. We help Australian essential service workers own a better home, sooner and closer to their place of work. Over recent years, the Australian housing market has become increasingly unaffordable. In major cities like Sydney and Melbourne, property is out of reach for many middle-income workers, including essential service workers. These are people whose occupations support the critical functioning of society (for example, teachers, nurses and emergency service personnel). Essential service workers are typically employed on fixed, low to moderate wages, which are often insufficient to afford property near their place of work. The result is a lot of renting, moving around and long commute times. HOPE Housing seeks to address this challenge of housing affordability with a commercial solution. We become a silent partner to essential service workers by providing shared equity for their home purchase. When the home is sold, our fund receives a proportional share of the sales proceeds, which is then returned to our investors. Sydney's Teacher Housing Crisis Deepens Recent studies* have unveiled a startling reality: 90% of teaching positions in Sydney—amounting to over 50,000 full-time equivalent roles—are located in areas where housing is unaffordable on a teacher's salary. What's more alarming is that in half of Sydney's regions, the average salary exceeds that of teachers, a significant rise from 31% in 2017-2018. The widening gap between teacher salaries and housing costs shows no signs of slowing down. The repercussions are severe. Daily operations in nearly two-thirds of Australian schools are hindered by staffing shortages. In NSW alone, 10,000 classes go uncovered each day, and as of January 2024, 47% of teacher vacancies—844 positions—are in metropolitan areas. To combat this, many schools, both public and private, are now offering housing incentives to attract and retain educators. In a time of declining home ownership and our ageing population, Quality of Advice Review (QAR) lead Michelle Levy has stressed the importance of #homeownership in retirement, noting that #superfunds should be part of the solution and the most significant contributor to retirement outcomes was not how much #superannuation a person retires with, but whether they own a home: “Is it possible that the most effective way a superannuation fund trustee could assist their members in the cohort of retiring or retired members who do not own their own homes would be to provide them with that home?”. Levy’s comments were made in a recent submission to the Senate economics references committee’s inquiry into improving consumer experiences, choice, and outcomes in Australia’s retirement system.
